re submitting offer w/o the agent

An agent and I discussed me getting pre-approved, and him making offers on one or more houses that I had given him the addresses to. One I am not interested in, the other 2 are still possibilities. I have no signed papers with him, but we did speak of him being my buyers agent.

I have been looking at houses both on mls via net over the last few days, and drivebys on about 10 this morning. I happened past one I saw a few months ago that's still listed. I liked the place, my friends say it's not a good neighborhood. I don't see the same things they do--they said the 'hood isn't well kept. I saw two lawns that need some work, but the others are okay. I would plan to live there a year or so and then rent it. I have no idea of what the rent might be--it would have to pay all expenses, because I wouldn't be able to.

I've seen a few other houses that I'd also be interested in. Would your previous sound suggestions still hold true for all these places--"it would not be good business to not use the realtor. You don't have any legal bind to that agent and at this point they are not entitled to a commission, but the agent would feel like you burned them if you did not use them at this point. Burning bridges is never a good idea."

When I got home, I did call him and left a message re REO's, foreclosures, pre-qualifying, and a few other questions in order to pursue the original 2-3 houses.
