Best way to learn about REI?

Question

I'm interested in REI, and recently just bought our 1st rental property. I would like to learn more and get my feet wet about the industry and wonder what's the best way. Research is only can go so far, should I get my real estate license and get involved to actually learn about it? RE is very fascinating to me compare to what I do now. I'm an RN, and I love what I do. But I want to do more and reach the financial freedom.

I think the biggest factor is networking. Put yourself in circles of investors as much as possible. You will learn a lot about what is working in your market and what isn't. You may also get a deal this way if you meet someone looking to get rid of their properties or a wholesaler. Don't put any expectations on yourself when you first start meeting people in your area, just use the opportunity to learn from others.

Congrats and props to you for getting the first property. I love the first couple of sentences "recently just bought our 1st rental property. I would like to learn more and get my feet wet about the industry and wonder what's the best way." - most of the time people are over-analyzing and researching, and asking BP how to actually get the first deal.

Now to answer your question: real estate license would be a good way to learn. Another good way (since you bought a rental property) would be part time leasing agent at an apartment community.
