Looking for investor

I started investing 10 years ago when the market in my area was affordable and no one really knew about Greenville,SC.  I now have 11 properties (2 lots, 8 single family residences, and a mobile home park with 4 units). I have acquired these through cash purchases, a private investor, or owner finance deals. 

Now, I am stuck looking for someone or institution that can continue to help me reach my goals of buying more investment properties.   I've tried to get equity loans with banks. Their excuse to me is that because it isn't my primary residence (I live with my parents), that they could not lend me equity on an investment property.

Has anyone experienced the same? What suggestions do you have? 

I had a 8-5 job before but for the last year I am self-employed with a 2nd job.
