Has Anyone Accepted A Holding Fee?

We have a potential pre-approved tenant who is willing to pay a non-refundable holding fee for a property because it will be a few weeks before they can move and take on the new lease, they don’t want to miss out on this specific property...

However we have not done this before. Any advice? Has anyone done this before and or used a holding/reservation type of contract?
