Turning FourPlex into Duplex?

I have taken the leap and made a solid offer on my first flip (on my own). It is designed as a fourplex but has the designs drawn to turn into a large duplex. All rents being equal, is there any benefit to turning the 4-plex into a duplex? Specifically for future resale?
4 approx 800sq ft units to 2 1600sq ft units

Pros and cons. You would decease the number of tenants you need to manage but increase the amount of leverage each tenant has on your vacancy rate. If rents are exactly the same that wont matter as much. The point of having 4 over 2 should be that you a net a higher cash flow when all 4 are rented vs just the 2.

@Vincent Belcastro I can't think of an instance where two 1600 sq. ft apartments is better than four 800 footers; but I am always willing to learn. Generally 4 doors will bring in more revenue and mitigate risk.

Doesn't make any sense to do that. If you want a duplex buy a duplex. There is a premium paid because its 4-unit.
