Which state has the CHEAPEST real estate market?

Question

Just curious which state has the cheapest real estate market.

For example, in Minnesota if you were to buy 40 acres of vacant land you could expect to pay at least $60,000 (unless it's all field, then maybe $45,000.)

So which state has the cheapest land and house real estate market?

I would have thought it would have been Montana or something because the population is less dense, later did I find out that Montana is a lot higher than Minnesota is!

Sounds like an overly broad question to me.  There's  a big difference between empty land (not close to a city), and typical houses in the 'burbs.

I'd image the cheapest raw land is going to be land that is very undesirable, in a very remote location.  Desert land far from roads in a remote part of an unpopulated state.

If you're looking at land averages for an entire state, that could be misleading.  I could certainly imagine some Montana land being pricey (chi-chi ranches for the glamour set), and other land being dirt cheap (remote, unattractive land in a relatively poor area).

It would be helpful if you were more specific as to what you are looking for and why.

I agree Rich but starting out finding a cheap yet profitable area is the perfect way for a broke young person to get started.  I live in FL and when the avg house price is 250-300k it is hard to get started.....I am going to have to wholesale for a while before I can buy anything myself

Florida has a lot of little pockets of real estate that are lower priced, and still represent great opportunity.

Why the desire to find cheap?  You should be looking for most profitable, doesn't always coincide with cheap.
