How do you guess at someone’s equity?

@Nate Leaders You will never know exact unless you ask them, but your local MLS should have a public records section where you can see the mortgages that have been pulled on the subject property over the years.

If you do not have any MLS access just check out the property card online (most cities/towns have databases) and you will be able to see when it last sold and for how much. That should give you an idea where they are at equity wise.
