Need to find ARV on property ASAP!

Hey BP,

I'm a new wholesaler and I have an appointment tomorrow. Seller wants to sell their current home and buy another. Really need help coming up with an ARV. The house is in a rural area and not much to compare it to. Would someone be willing to help me out please? We can work something out if you want.
