Wholesaling expensive homes

I live in NY and homes are a lot more expensive out here, homes that cost $500,000 & plus. I have several free & clear homes with an ARV of over a million dollars.

Is it possible to wholesale these properties using the 70% rule?

What questions do I ask the sellers of these expensive free & clear homes?

Is it normal in this industry to have homes wholesaled at those range of pricing?
