How do I connect with investors?

Question

So I’m not sure if this is the right place but I there’s so much gold here I have to try.

I have the contractors license, the experience, the crews, and the design strategies. But I’m lacking money. Are there people out there who have money and just want to have someone else do all the work?

@Bri Clark From reading your post, it looks like you are trying to partner with investors instead of trying to use your license and crews to complete jobs as a GC?

I agree with what Aaron said, I would almost use your license and crews to get in with a few investors that do higher volumes.  I've found it hard to find contractors that do very basic things well, such as showing up on time, completing the work on time or close to on time, bidding at a fair price (I understand that the GC needs to make some money).  If you can get in with a few heavy hitters, to sky is the limit.  A contractor that I used on a few projects got in with a very successful property management company and the owner and they created a partnership to execute on a new flip strategy.  I would say you would need to prove yourself and the competency of your crew to get in with a situation that you appear to be looking for.

@Bri Clark if you also have the prices investors will flock in and hire you, once they build trust with you then you can talk about partnerships or you can complete a project on your own.

@Bri Clark what is it you're wanting to do specifically? Are you wanting to find deals to rehab and you're looking for funding? Are you wanting to fund spec new construction? The first thing you have to do is narrow it down. "Investors" is a very broad term thrown around on BP and means different things to different people.

Whatever you're looking for, you need to be clear, get your numbers together so that people know what the opportunity is.

@David Barnett thanks. I hate that what your referencing is a common problem. Or the communication with contractors is bad. I know when I started just the fact I communicated help set me a part. I have established relationships doing work for pm companies. I may explore that path.

@Bri Clark I mean the prices for your GC services, in most markets there are a few GCs that most of the investors work with, if you can work your way into that club that will be good long term.
