Advice on accessing equity from owned homes

I am a new investor with a two properties that have some equity I would like to access. One has no mortgage (about 100K value) and the other has small mortgage with 100K in equity. I have formed an LLC, and first considered a business HLOC, although my bank is hesitant since it is a newly formed LLC with no actual history. Any suggestions on how best to use this equity would be greatly appreciated.
