What is your best real estate strategy and why? I am an absolute beginner and want to hear your opinion on what your favorite real estate strategy. There is a ton of strategies that I find interesting, but in the future I would like to focus on one then maybe branch out.

My favorite strategy for newbies is what I call the Short Term Rental House Hack.  It is when you find a property on the market that has a separate guest suite. Purchase the property as your primary residence with low money down, move in, and start renting out the guest suite on Airbnb/VRBO.  In many markets, that will almost pay the mortgage payment for you!
