What is your best real estate strategy?

What is your best real estate strategy and why? I am an absolute beginner and want to hear your opinion on what your favorite real estate strategy. There is a ton of strategies that I find interesting, but in the future I would like to focus on one then maybe branch out.

My favorite strategy for newbies is what I call the Short Term Rental House Hack.  It is when you find a property on the market that has a separate guest suite. Purchase the property as your primary residence with low money down, move in, and start renting out the guest suite on Airbnb/VRBO.  In many markets, that will almost pay the mortgage payment for you!

Well. I personally think. It’s no such thing as best strategy. As I think of all of them tools in a toolbox. Some tools are good for certain markets and situations compared to other ones. It really depends what you want to do and your capital goals. Cash you have on hand. Short term goals and long term goals. So many things to consider. All Of the strategies have pros and cons.

Buy and Hold for us.  We love our rentals and they're our bank account.  We can refinance if we need to buy a big ticket item (wedding, college).  We can pay down so we can retire off them.  This is definitely a long term strategy, but  we've been really happy with our properties.

House Hacking is awesome, but not really ideal for a family.  It wasn't for us, but many have accelerated their business utilizing it.
