Mobile home for first investment?

I have been looking at the market a lot around Utah and was curious your guys’ thoughts on a mobile home as a first investment?

I would plan for it to be atleast 2 bedroom so I could somewhat househack while I start to remodel for a flip or rental property. Around my area I have found several at a decent price that have cash flowing opportunities (put them into the bp calculator) . Aswell as I could buy it in cash in a few months rather than a loan.
