City-Data or Neighborhood Scout?

Question

Hello BP users,

I'm trying to compare if I need to use http://www.city-data.com/ or https://www.neighborhoodscout.com/ for in-depth market analysis.

I know Neighborhood Scout is a paid service and probably shares better analytics and recent data compared to City Data. The question I have is how old is the city-data? And, what is your recommendation for a rookie investor?

I am not sure if you researching US Cities or European ones but your agent might be able to provide you with a neighbourhood report.

I give all my investors a detailed report on population demographic, income levels, renter vs owner percentages, school ratings, local industry diversification, business sector employment levels/percentages, local employers, local utilities etc. If you have established a relationship with a Realtor who works with investors they will be able to help you a great deal with that kind of information.

City-data is usually about 2 ish years old, but still useful, I think that this aspect of investing isn't what you should be spending money on if you are going to spend money in the analysis stage.

@Jimmy Chao - That makes sense. Right now, we are almost close to narrowing down our top 5 markets and will get into more specific zip code/neighborhood search (of course, being frugal and starting free first ;) ). Thanks for your insights!

@Janani Kalpathi I think researching on market level is too broad to use neighborhood scout for. I think it is more useful when researching specific neighborhoods.

@Jed Haslam-Walker - Got it. I'm looking to invest in US cities and currently in the researching stages on which market to settle in for buy-and-hold rentals. Then, build a team around it. Thanks a bunch, Jed!

Will keep in mind to ask for a neighborhood report when I get there. :)
