Single family home in a community without walkway

Hello All,

I am debating with myself if its a good idea to invest in a single family home in a community with no walkways. Its in Austin, TX. The house looks good and cash flows. However, i am not sure if not having a pedestrian walkways in the community is a deal killer. My questions to you all are,

1. Would this impact appreciation and resale prospects?

2. Would people looking to rent view this as a safety issue ?
