They all have different rules, different rates. Some do interest only for 10 or even 20 years and then amortize.  That's why you need to shop around, and say, "If I have a credit score of ZZZ what would the rate be?"  The major tip is that you don't want to charge it all up without a plan.  It will affect your debt to income, which can impact your ability to get future mortgages.
