Are turn keys worth buying? I hear a lot of people buy houses that they can rehab and it makes more since but to just get houses under your belt, what would you do?

I like the idea of getting one under your belt to learn how to manage the "business" of real estate -managing the PM, bookkeeping, record keeping, etc.

However, if it will tie up all/most of your capital, then it might be best to consider other options.

If you are looking to build equity, but have a full time job, you may want to look into higher appreciable markets for turnkeys.

I was thinking of this option so I could see how it works.  I also have a very full time job but have some extra cash and felt like it may be a way for me to build equity instead of my 401k.

Any more thoughts would be appreciated.

Move someone in right away, before your first payment is due and collect payments continuously.  That's what you could do.
