That’s a rough area to buy a multi family in. I wouldn’t call that C class. More like D.

For me personally, I avoid San Jacinto completely. Too much crime and no appreciation.

I will do flips and owner financing in NE Amarillo. There are good pockets of neighborhoods. It can really vary street to street.

My buy and holds are all over. Just not in those two areas.
