Most effective marketing method for finding deals?

Hello fellow Investors,

I am a relatively new house flipper in London, ON Canada and I’m wondering if someone can tell me from their own experience what has been their most effective marketing method when trying to source real estate deals. 

What works best for you?

PPC? Direct mail? Cold calling? Door to door? Any other ‘outside the box’ methods?
