Flipping my first house

Hello BP Members

I'm closing on a property next week which will be my first flip. I would consider the neighbourhood to be a B/B+ class. I was looking for some advice on the type of flooring to install (vinyl plank or hardwood). I will be replacing the kitchen and I'm debating between wood and MDF cabinets. Any advice would be greatly appreciated as I'm finding myself constantly debating the pros and the cons of every decision.
