How to turn House into Duplex? Texas

Hello!

What department with the city do I check when I want to turn a house into a duplex? Zoning? This deal is located in the DFW area in Hunt County.

Do you have any advice on doing this other than where to check about it?

Hey Kat!

You're going to be dealing with your county's Zoning Commission or Office of Planning and Building. Most likely you are zoned for an SFR and will have to file an application to petition for re-zoning. Depending on your area this may be difficult and time-consuming.

Lots of cities probably won't like this or approve this, but you can always try.  It is taking place in other parts of the country where there is a lack of affordable housing, so you never know.

Hi @Kat Hussey!

I would get in contact with a local engineer that specializes in land use analysis and local and state permitting in your area. They know exactly what would need to be done and if its actually possible. You would basically be going right to the source. They honestly work magic and it prepares you for the zoning commission. Plus they will teach you what you need to look for down the line when you are looking for other properties such as if the property needs to be on town water sewer, what kind of acreage you need (for example in our area you need .5acres for a single family home and an additional 10,000sf of land to add another unit if the the property is on town water sewer), also if the property has any "special exceptions" due to the age of the property.  Trying to find SFH that i can convert into duplexes is one of my main strategies while looking for properties and my engineer has helped so much in teaching me what to look for.  I hope this helps!
