Seller financed home - down payment by a private lender?

Hello, I have been keeping a keen interest in becoming a real estate investor but have been basically saving money for a sizeable down payment while researching as much as I can. 

I noticed an opportunity for a seller-financed 2-4 unit property in my state(Oklahoma) but I still do not have the needed down payment yet. Is there a way to get a loan or private lender for just the down payment amount or is that too risky? All of the units in the home are rented by AirBnb or short term leases currently. The owner is also willing to stay on as property manager if needed.
