I have several properties in the valley and I am constantly adding all with good cashflow and all rented well none of them stopped paying during the pandemic. I had one move at the end of his lease in July had it rented back in two weeks.  Appreciation is a little lower here but its all about where you choose to be. That said I wouldn't invest here and rehab if I wasn't here or had a a guy/gal  here to take me to turn key.
Almost any size can be had here and/or built. You just have to watch the daily items on a build or rehab. Things disappear and often times people don't show up or thier clock runs a little slower than mine.
