Loan rate for investment property

Hi - I own an investment property would like to do a cash out mortgage to free up some of the equity. The property should appraise at $132K and I have a quote for an 80% LTV ($105K) for a 15Y fixed at 4.125% with $2600 closing costs for a non-owner occupied rental investment property. This is from a local bank in the state where the property is located (VT). Does this seem reasonable or should I be looking harder for a better deal? Realize the rates are a lot lower now for owner occupied primary properties etc. TIA
