Best Way to Find Motivated Sellers?

Question

What, in your experience works best?  Postcards?  (If so to what demographic).  Bandit signs?  Ads?  Other?

You look where motivated owners are likely to be listed and contact them.

Now you could do what one investor friend of mine did years ago, he ran an ad saying wanted property owners who will give me their property just to get rid of the headaches it is causing them. I laughed when I read it but he told me he got 2 deals out of it.

Tim there are a lot of different ways, and everyone has their preference. A mentor once told me that when looking for motivated sellers try a few different strategies, and see which one you are more comfortable with then focus! Consistent marketing is the key.

For me personally I've been using the mls (very competitive now), bandit signs, and I'm starting my first yellow letter campaign this week.
