What do you all think of patio homes? This particular one just has 2 sides.
Is it a good idea to purchase one and rehab one side, but not own the other side? (since I don't own the other side)
I'd be utilizing the BRRRR strategy, and unsure how my efforts would impact the overall property value.
Generally these types of properties aren't my favorite as it's hard to control those nearby and if they go downhill, yours will too. Often the thing that kills such deals is the HOA fee though (which I assume you have here). If you do your analysis and the HOA fee doesn't kill the cash flow and it's a good deal price wise, it can still make sense. We own a handful of condos for example. Not ideal, but not something I would exclude either.
