Hello everyone, I am new and I am in the process of analyzing properties to understanding hoe to start investing. I am struggling with the rental calculator and I need some help. Every property I analyze is giving me a negative number. I am definitely doing something wrong, but I don’t know what. Can someone help me, please?
@Sead Osmani post some analysis. on the last page there should be a button to hit to say post in forums. If you are looking on the mls most will not cash flow. It is important to know what your numbers mean. An example a 5% vacancy factor. If you have a 100 rentals 5 are vacant in a month that is a 5% vacancy. Take an individual property. Usually a month to turn over a property. For that property to be 5% you need to turnover every 20 months. 1/20 = 5%. If it takes you 3 months to evict your next tenant has to stay 60 months to get back to 5%. 3/60=5%. I like to analyze at 8% or 1 turnover per year.
