Anyone have any experience buying a property in a flood zone? Any tips, tricks, or advice?

@Kyle Holmes if you  are buying in a flood zone and the insurance is cheap then it is not a problem unless it floods.  If you are in a 100 year flood plain and it never floods but you have the extra insurance expense run the numbers.   If it really floods ask yourself do you want to deal with a tenant when that happens?   One tip is talk to the neighbors to see the history and read the news. We had  canoes in the street when I was younger.  the tenants were on the upper level so not much impact to them.
