Mortgage question - getting a mortgage under my sister

Hi All, 

So i bought a condo last year and rented it out for a small profit monthly. I am planning to buy another condo under my sister ( mortgage). I will be paying the downpayment and managing rent collection and all.  How do i transfer the home over to me after two years?
