Quick private loan for property in NJ

Looking to place an offer on a multi unit it in New Jersey, this week, with great equity potential once I renovate it.

I should have enough for a deposit and funds for the rehab.

Just need help to secure the deed, so I can rehab, refinance and pay the lender back in a year or so.

And I'm willing to negotiate other creative terms with the lender for an extended period of the loan.. I'm open to options.

I plan to get a renter or 2 in there asap upon rehab completion.
