Recommendations on local Banks and Credit Unions for a HELOC

Hi- Anyone had any success with getting a local North Carolina bank/CC to give them a home equity loan/ HELOC on Non-owner occupied home? I'm running into a whole load of difficulty in finding anything. Ridge Lending group is the ONLY one so far giving me a lead..
