Investor Friendly Title Company / Officers in CA Central Valley?

Question

Hello ! I am looking for an investor friendly Title company and / or escrow officer in the Central Valley of California - preferably in Modesto, Turlock, Manteca or Stockton.  I have a tenant who may be buying the house she is occupying,  and I need to find a Title company that can help me with that and inform me of all the proper disclosures I need to obtain and sign and have the buyer sign such as lead based paint disclosure,  etc, etc.  I have heard Chicago Title is pretty good, but I don't have a name of a particular person there.  Thanks in advance!

The bit underlined is actually real estate agent, or real estate lawyer, territory. Not escrow officer territory.

Hey @Tricia O'Brien - We have used Chicago title and Old Republic mainly - both massive companies.  You should be able to find someone local that works specifically with investors, they'll be a bit less expensive.

You are doing the right thing to find the small shop, maybe also try networking at some local meetups and telling everyone what you are looking for.

@Tricia O'Brien...I grew up in and operate in Stockton and do business all throughout.  My go to Title Team is at ORTC in Stockton, CA.  Lora Wallace / Lisa Lange team.  They're some of the best.  If you need more, let me know.
