Can you do a second home 10% down on a duplex?

Looking to do a 10% down loan in Austin texas and curious if you can do that on a duplex?  Thanks

Fannie/Freddie do not allow for a 2 unit property to close as a second home. It either has to be a  primary residence that you will occupy or as a non-owner that you will not occupy.  Most private label programs that I aware of not do not allow for a second home to be a 2-4 unit either.
