Land in Lieu of cash down payment question

Hello! I know one can do a land in lieu of cash down payment for a construction loan for building on the land. Has anyone ever heard of using land in lieu of cash down payment when purchasing an existing house that has nothing to do with the land? 

Example: purchasing a $200k duplex. Lender puts lien on land worth $50,000 in lieu of cash down payment and lends with a $200,000 loan. 

Is this a thing?

No….you would actually have get a loan against the land, and use the cash.
