Getting Equity out of a Rental Property

Hi everyone, new investor here.    I have a rental that was my former primary residence.    The home is worth $400K and we owe about $210K.   Was wondering if there is a way to get some of that equity out without having to refi to a higher interest rate?     Would love to deploy that capital into more rentals.

It can be difficult to find a lender that will put a HELOC on an investment property. If you can get a membership through State Employees Credit Union (SECU) they will allow HELOCs on investment properties.
