Lenders won't throw out a number without running your financials.

Local mortgage broker will likely have zero issues with giving you a "garbage in, garbage out" number based on whatever information you want to verbally state. And then, when you're serious, it'll obviously have to be... real... as well.

we can ballpark all day long, if you want to get an idea. But that data is only as good as it is accurate. Also, there are a lot of things the general public doesn't know to share with their mortgage pro. one example: if you have a car payment (for purchase, not for lease), and there is 10 or less payments remaining, we can omit that car payment from your ratios. if asked if you have a car payment, you may not know to tell me its almost paid off. a less experienced mortgage pro may not think to ask how many payments left. also, there could be some collections from yeeeeears ago you've forgotten about entirely a credit report would show. maybe you had lates that would pose challenges and you dont think about it or realize it could be important. i also find people give me scores based off their credit karma (or similar credit reporting) which may wildly differ from a mortgage pull (different scoring models) and they are left surprised when their "740 fico" is actually 712, which would put you in a different credit bucket for pricing/ rates. higher rate = higher payment, could = less purchasing power. point is, its all just talk until we do the legwork. if you're serious about buying, WHEN you're serious about buying, do the credit check. save yourself the heartache of surprises later

Hello Mario, Most of the conventional financing is 45-50% DTI (Debt to Income Ratio). Assuming you have no debt take your gross income and take 45%-50% of that and put that towards your monthly mortgage payment. Make sure to give your self some buffer to include Tax, Insurance and HOA if applicable. One formula we use to give you a quick glimpse of what you could hypothetically qualify for conventional loan is for example lets say you make 10k so take 45% of that to be conservative. Which is $4,500 payment and that should include all ofr your mortgage payment + Tax + ins. 4500/.007= 642,857 loan amount. As for what rate it just all depends on your credit score and doing a soft pull can help you determined what rate you can possibly qualify for when speaking to a lender. Well one way I have done this is talking with lenders and most of them (at least the ones that I have work with ) will give you an estimate but it is based on what you have told them.. so if for some reason there is something not correct about what you said it is only going to affect you.. but at least it will give you an idea… but If you want something more accurate let them run your credit.

I don't know about a website, but there's no reason to be concerned about a soft pull. It won't affect your score or show as a hard inquiry. You're really better off finding a lender who will do a soft pull until you're ready for final prequalification because there are so many other factors to consider besides income. And without a really solid interest rate quote, you still won't have as strong of an estimate.
