Teacher down payment assistance worth it?

I'm a teacher in Texas. Are those teacher down payment assistance programs useful with my strategy of house hacking  a duplex because that's what I want to do?

The Texas State Affordable Housing Corporation (TSAHC) offers the Homes for Texas Heroes Program which provides down payment assistance for teachers serving in public schools in Texas.  Depending on the mortgage type being utilized, you may be able to house-hack a duplex and still qualify for this program.  Information about the program, eligibility requirements, and FAQs are located at their site:  https://www.tsahc.org/homebuye...
