DSDR or Conventional

My goal is to purchase a single family house as my first investment. I am stuck on whether I should go the conventional loan route or the DSDR route for my first purchase? I do not want to house hack. Also, I am on the hunt for private money at networking events on the side. 

At the moment I have $10k of my own money available to be used in the deal

 Generally - conventional is the right route for your first property if you qualify - DSCR generally comes into play as the best option when you get to 4-5 properties, or if you are non-W2 or doing more creative strategies like STR or BRRRR

Have you considered the BRRRR method if you are low on cash with only $10k vs. buying a SFR turnkey? With today's market, its going to be a bit tough to find rock solid investments with either financing types unless you are unlocking value in other ways
