Why do DSCR loans have a minimum of $100k? (That's what I have seen)

It's a lender-specific requirement.
In my experience it's a "is it worth getting out of bed" mindset from their perspective and the cost of processing the loan doesn't match the potential payout. I know of some programs that will lend as low as $50k, but they can offset those costs by either volume or some other way.
Programs like that are crucial in various investing areas like Alabama, Ohio, North Carolina, or Detroit where cash flow can be really good. That is where utilizing a well-connected broker could help save you a lot of time by tracking down these programs ahead of time.
