1) Do they exist?

2) If you answered YES, should I expect the rate to differ from a larger loan?

@Matt McLeod yes these smaller loans are available usually from a smaller bank; rates are not much different.

Yes, they exist for owner occupied and investment porpoises.

TD Bank has 1 that I know of.  Keep asking around your local banks, one of them is sure to have a sub 50k program.
