Gap Funding For Deal Flow

Hello, all. I started an investment company a couple months ago and we are currently focusing on fixer-uppers. I am using private money primary lenders and then I would like to get gap funding/investors involved to keep deal flow moving efficiently. Mainly looking to use these funds on closing costs, fronting contractors, etc... We are trying to increase volume (and not decrease quality), I do not want good deals to pass us by because we don't have the funds on deck... I have been reaching out to friends and family and want to hear some advice on some good, practical ways to go about this situation. Thank you in advance!!
