Co-sign partnerships advice

I am looking to purchase a second multi-family house hack but recently switched to 1099 and am not able to get conventional financing on my own. My brother, a high income earner, is considering co-signing with me. He is just cosigning so we can use his income, I am providing all capital, management and we will sign a side contract noting me, my assets and income are all first liable before he would ever be. 


I am looking for folks who have done partnerships with cosigners before to hear about your experience, understand what a fair split would be, and any other terms/pitfalls we should be thinking about.
