I need an experienced real estate appraiser in the Oklahoma city market to give me a rough ARV range before I close on a property. My plan is to cash out refi in about 6 months, but it is an oddball property that is hard to comp.

 Call a BPO company vs. getting an appraiser. An appraiser is going to want to charge for a full appraisal, you can get a BPO for $150 to get a valuation.
