HELOC Help Rookie Loan ?

Question

Considering taking out a line of credit against a property we own free and clear.

1) I can't find a good online HELOC loan calculator. Any links or suggestions?

2) Looking for strategies and ways to acquire more rental properties. Is a HELOC a sound way to fund additional acquisitions? We likely have enough cash to do one more traditional purchase with 20% down. Was thinking we save our cash and use the HELOC as the funding source.

If you need the liquidity, HELOC is a good solution to tap into your primary home. As other's have mentioned, it will require a check on your income (Paystub, W-2), DTI and LTV. Keep in mind, interest rates will fluctuate on a HELOC. There is normally a very small annual fee to keep the line and it is normally a 10 year draw structure with 20 year pay back.

I love a HELOC for a down payment on a BRRRR, but I don't love the idea of leaving a big balance on there indefinitely. IMHO this is a great time to BRRRR, the likelihood of a refi in the near future at a lower rate is pretty good.

The biggest issues that new investors will run in to with using a HELOC for a down payment is DTI, so make sure you know where you are at and where you need to be in order to secure the long term financing you'll need to keep scaling.

HELOCs can work as short term debt. A HELOC is revolving debt but it doesn’t automatically involve interest-on-interest. Interest is charged only on the outstanding balance and if the borrower pays the interest monthly, it doesn’t compound. It's a question of how much will the debt be costing you and how much is that eating into your cash flow margins. HELOC rates are also variable so they can go up depending on the market-it's not a fixed rate debt.

I don't know of any good online HELOC calculators. For estimating payments, a simple interest-only calculator works by multiplying the drawn balance by the rate and divide by 12.

HELOCs work best when there’s a clear payoff or refinance strategy and the interest payments don’t strain personal cash flow. For long-term rental holds, fixed or amortizing debt (like DSCR loans) is usually a better fit.
