South FL Lending Advice!!??

Hello I have a duplex payed for in cash in St. Lucie County, FL. I would like to access the equity available in it, the problem I'm having is that the banks I have talked to will not lend on anything under $50k. Any ideas on how I can use my equity that is tied up in my property..
