Lender with capital but having a hard time finding borrowers/good deals

Hi!

I made a career shift early last year to be able to work from home. My business partner and I have been working with capital investments to fund people working on fix n flips. We have done great so far with what have but we are looking to expand but I am having a hard time breaking into the market of people actually doing the work and who needs the capital.

I'm wondering if this forum can offer some words of wisdom on how I can build up a name within the community of people seeking private lending? Any words of advice would be appreciated!

Hi Sloan, 

The easiest way to do that is to go where investors are already working:

1. Wholesalers
They’re constantly sourcing deals and need buyers with capital. Build relationships with a few active ones and you’ll see volume fast.

2. Local investor groups / meetups
Not for networking - for conversations. The people talking about current deals are the ones you want.

3.  Title companies / attorneys
They see deals before they close. Good referral source if you build the relationship.

and like @Erik Estrada mentioned, network with mortgage brokers and realtors in your area.
