Hard Money Lenders and DSCR Lenders

New to the group. I both invest and broker loans around hard money and DSCR, and the refi timing on forced-appreciation deals is something I'm always trying to learn more about, season too early and they cap you at purchase price, too late and the carry eats you. Curious how the experienced BRRRR folks here think about timing that exit.

As far as timing the exit, most times it isn't up to the investor.  You're waiting for the work to get done in the house, and then the sales process can take months.  If you're all finished a project, and get it rented and you're sitting and waiting for the seasoning period to expire so you can refi that is a good problem to have.  

I'd say in 99% of cases investors are not ready to refi before the seasoning period.  Unless you buy an asset for cash that needs little paint or something less.  You may have to sit and wait six months to get your money out, but in the meantime you'd enjoy 100% of the rent as cashflow.
