Private Lending: USA For French Property

Hello BP, I am curious if anyone has tips on finding a US-based money lender for a French property?   

Is there a way to structure such a request in favorable terms to the lender, such as offering an interest rate beating the S&P500 and balloon payments? 

Request: $265K. There would be $125K equity in the property in case of default.  The lender could be on the French property title.  It’s obviously impossible to lien from the US, but a “recorded” agreement is common in FR. 

The property is agricultural, but non intended as an “investment” / income-producing property.
