Looking for Private Investor to Fund $3.5mm purchase or SFR

We are looking for a private investor to fund the purchase of a SFR in Malibu.

The purchase price is $2,125,000.00. The buyer is looking for an additional $1,375,000 to do repairs. The AVM is $5mm.

We have the "subject to" appraisal. The investor is in the movie business.
