Bulk refinancing of Multiple Properties?

Hello,

Does anyone know whether or not there are packages available where you could refinance a great number of properties at the same time. For example if I wanted to purchase an REO package and wanted to hold all of the properties for cash flow....would there be a way that I could cash out of a great number of properties?

At what point does it become advantageous to re-fi this way?

How many properties or how much equity/debt would you have to have to be considered for this type of financing?

I'm not at the billion mark yet... but would like to know more.

I am an agent and I work with a wholesale lender that does bulk refinance.  They are very "cool." They understand investors and how we work... and they have the capability to access private money to get a deal done if nessasary.  Feel free to email me  for more info.

Portfolio: 400 resiential properties mostly single-famly house spread across California with current market value of $1.2 billion (as of Feb 2008).  Looking to refinance the portfolio at 60% LTV ($720 million).

Any opinion/guidance/idea in approaching this issue?

First is how many are you talking about?

What percentage are you looking to refinance out of the properties?
